Paxton's Two Disclosed Sale Prices Show Wide Gap in Value

PAXTON -- Twelve property deeds were recorded in Paxton over the past month, but only two of them listed a sale price, leaving most of the period's real estate activity undocumented in dollar terms.

MARKET OVERVIEW Twelve sales were recorded in Paxton between June 26 and July 25, according to Worcester County Registry of Deeds records. Of those, only two disclosed a sale price: $25,000 for a property on Pleasant Street and $178,100 for a property whose street address was not specified in the deed. The median of the two disclosed prices was $101,550. The remaining 10 transfers -- including apparent family transfers, a transfer from the town to a private owner, and several transactions involving mortgage-servicing entities -- did not include a stated sale price, which is common in deed data of this kind. With only two prices available for comparison, the raw count of 12 recorded transfers is the only volume indicator this period offers; the data does not include prior-month totals, so it cannot be characterized as more or less active than surrounding periods.

TOP SALES Because 10 of the 12 recorded transfers did not disclose a sale price, only two transactions can be ranked by price this period.

The higher of the two was a $178,100 sale recorded June 30. The deed did not list a street address for the property. Ryan P. Neville and Amie Petrozzi were named as sellers, and Service Federal Credit Union as buyer.

The second was a $25,000 sale at 131 Pleasant St., recorded July 2. James Dure and Christina Whelan were named as sellers; Fairway Independent Mortgage Corp. and Mortgage Electronic Registration Systems Inc. were named as buyers. Bed, bath and square-footage figures were not available for either transaction.

NEIGHBORHOOD BREAKDOWN Pleasant Street saw more recorded activity than any other street this period, with four separate transfers: 131 Pleasant St. (July 2), 69 Pleasant St. (July 1), 620 Pleasant St. (June 30) and 416 Pleasant St. (June 29). Of those four, only the 131 Pleasant St. transfer disclosed a sale price.

The remaining eight transfers were spread across seven other streets, with one transaction each on Eagle Lane, Olivia Knoll, Streeter Road, Village Road, Birch Street, Highland Street and Richards Avenue, plus the one transfer with no listed street address. None of those eight disclosed a sale price.

MARKET NOTES Several of the period's transfers named lenders or mortgage-servicing entities as a party rather than showing a conventional buyer-seller pair. Mortgage Electronic Registration Systems Inc. appeared as seller, buyer or both in three separate deeds: 7 Olivia Knoll, 10 Birch St. and 34 Highland St. The 131 Pleasant St. transfer likewise named Fairway Independent Mortgage Corp. alongside Mortgage Electronic Registration Systems Inc. as buyer.

At least two transfers appear to be within-family or municipal-to-private changes in ownership rather than open-market sales. The deed for 12 Eagle Lane moved the property from Eric P. Racine and Tracy A. Racine to Tracy Racine alone. The deed for 69 Pleasant St. moved the property from the Paxton Town Assessors to Karen A. Garabedian. Deed records do not indicate the reason for either transfer.

Bedroom, bathroom and square-footage figures were not available in the deed data for any of the 12 transfers, so no price-per-square-foot comparisons or property-type breakdowns can be made this period.
